Marinwood Rental Market

I’ve noticed that just like there is a limited number of homes for sale in Marinwood, Lucas Valley and Mont Marin, there is also a general lack of homes for rent as well.  I asked my good friends and business partners at PRANDI Property Management to comment  on their thoughts of the local rental market.



Most basic 3 bedroom single family homes in the Marinwood area can easily rent at $2,500/ month, but anything with additional selling features will lease at a much higher rate than that. For instance, we have an upcoming property on Quietwood. This is a 3 bedroom, 2 bathroom house with only about 1,300 sq ft. It is more basic, but the kitchen and bathrooms have both been updated. The house has original windows, and a simple yard. It will be listed for $2,400/ month, and we are confident that we can land that price (**2 years ago this one leased for $2,250).

We also just leased a Juniperberry Drive property for $3,400/ month.  This was a 4 bedroom, 2 bathroom single family home with 1,750 sq ft. It’s an above-average Eichler in the Marinwood area, and has a beautiful yard and pool. This one was updated with double-pane windows, beautiful landscaping, and was in an especially nice location at the end of the road with no through traffic at a trailhead, walking distance to the community center (**This same property leased for $3,100/ month just a year and a half ago, so you can see the appreciation**).

The Upper Lucas Valley/Marinwood Ridgeline area will gain an even higher rent than that, sometimes leasing in the $4000 to $5500/ month range very easily. We haven’t rented one in there in the past couple of months (because of the great location people seem to stay a great while, and they are snatched up almost as soon as they hit the market), so I didn’t provide particular pricing, as it would be outdated for “today’s market.”  However, we can pull stats from properties a bit further back if needed, so please just let us know.
